“The Art of Selling Lin Shih is a true professional in the real estate market. My experience with her has been as a seller in the Seattle Downtown Condo market, where she is an expert. Her knowledge and experience in this particular area of marketing is based on more than two decades of experience and familiarity with the inventory of condos in the area. Based on her analysis, she demonstrated the lack of inventory at that moment and recommended an urgency to prepare the property for sale to take the greatest advantage of the current circumstances. She also predicted the receipt of several offers in excess of the initial asking price and the bidding war that ensued. Lin emphasizes complete preparation to ensure that when the property is on the market, it is presented in its most perfect form to get the greatest “wow factor” and the best price. The objective is to present a finished residence, ready to be moved into immediately, eliminating any objections to closing the deal. This was accomplished for me by following these steps. After clearing out the unit, the “popcorn ceiling” was removed, walls painted a neutral color, and matching carpeting and linoleum for the kitchen and bathroom were installed. Consideration for marble kitchen tops was declined, since there would not be a justified monetary return for this improvement. Matching stainless steel appliances were purchased, because one appliance was not in optimum working order and another was not a color match. A dining room chandelier was installed and clear bulbs were placed around the bathroom mirror. The final phase was the staging contract - to fill in the space, create interior decoration ideas, establish spacial possibilities for the room, and create “warmth” in the living space. This last service may be viewed as being expensive, but this completed the picture and visualized how the potential buyers would live in your home. Obviously, the additional costs are designed to increase the purchase price and in my case, there was a multiplier effect on the final purchase price. As predicted, I was able to add value by following Lin’s recommendations. In addition, she had personal contacts in all the building trades to complete the improvements on schedule. She stepped up to meet the crew of professionals, inspect the work and approve each task completion. In many ways, she was part cheerleader and task master to keep to a planned schedule. One tends to forget that there are costs to procrastination – missing the market, ongoing home owner dues and expenses. Overpricing the initial selling price can cause needless delays as the posted price falls and the weeks continue with no sell. I am now watching a neighbor’s home, originally priced at a million dollars and now reduced by 100K and still looking for a buyer after over a month. Getting good guidance from the beginning accelerates the sale and anxiety of not having a sale. The final element in a real estate transaction is having a representative with integrity and able to negotiate and advise with experience and knowledge. This became an asset when making decisions on four active offers - all above list price, including an all cash offer. There is comfort knowing that someone has had the experience to advise and lead to a close. It was also nice, that she provided a sample pro-forma evaluation of closing costs based on a final sale price. Selling property is not something you do every day, so having a professional like Lin Shih on your team and in your corner is always an advantage.”
